AI for estate agents and appraisers

In an appraisal the hours are not in the visit but in the write-up afterwards. That is what we build AI for, with the judgement staying with the appraiser.

Short answer

Elusive Innovations, an AI and software agency from Oss in Noord-Brabant, builds AI applications for appraisers and estate agents, with Appraisal Copilot as its own product. Appraisal Copilot drafts text per report field from the appraiser's own recording, with the source fragment beside every established value; at the six firms we work with, the write-up then takes 1-2 hours per report, where it took 6-8 without AI. The professional judgement stays with the appraiser, who checks, corrects and signs.

From our own work

Every figure comes from that project's dossier or page and applies to that engagement. It is not a promise for every company.

What AI does in an appraisal or estate agency office

What is in a register, you look up. The rest is in the appraiser's head and leaks away on the drive back. Appraisal Copilot therefore starts from the recording the appraiser makes during or after the visit, and turns it into text per report field in the layout of their own report. Each value shows the fragment it came from, so checking is quicker than retyping.

What it deliberately does not do: give a professional judgement, choose a building category or set an energy label. For the rest of an office we build the same kind of help on other work: an AI phone assistant that answers calls and books appointments, or a knowledge base on your own documents that answers with the source.

When this makes sense, and when it does not

Makes sense when

  • Writing up a report takes more time than the visit itself.
  • You already dictate your observations, or would like to instead of taking notes.
  • The phone rings often while everyone is out.
  • Knowledge about files and ways of working sits in a few people's heads.

Does not make sense when

  • You do few appraisals a month; then the time saved does not outweigh the setup.
  • You are looking for software that sets the value itself. Appraisal Copilot does not, and we do not build that either.
  • Your report software does not allow pasting or importing text. Look at what is possible there first.

What we build for offices

What determines the investment?

Appraisal Copilot is an existing product and you start with a demo. If your report looks different from the standard layout, we map it first. An AI phone assistant or knowledge base for one process can be a defined Sprint.

  • Fixed scope

    Sprint

One defined deliverable: an integration between two systems, a recurring step that disappears, or an internal screen that does not exist yet. Scope and price are fixed upfront.

  • Production-ready

    MVP

A first version of your product or platform that real users can use. How long it takes depends on the scope, usually a few weeks.

  • Ongoing

    Partnership

Fixed build capacity per period, for organisations that keep extending. New parts, integrations and automations delivered to a steady rhythm.

A Sprint starts at 999 euro. For an MVP or a Partnership it depends on scope; we share that figure during the intake.

What moves the price most

  • How many reports or calls there are per month.
  • Which report layout and software you use.
  • Which systems need connecting, such as calendar or CRM.
  • Who may see which documents.

How we approach it

  1. Demo

You see how a recording ends up in the fields of the report, with the source fragment beside every value.

  2. Your own report mapped

If your report form differs, we first map your fields and layout.

  3. You sign off

The tool drafts, you assess and correct. Your name is under the report.

Frequently asked questions

Does the AI set the value of a property?

No. Appraisal Copilot drafts text from your own recording. The judgement, the value, the building category and the energy label stay with the appraiser.

Where do the hours come from?

From the six firms we work with. It differs per firm and per file, and it is not a promise for your firm.

Does this work for estate agents who do not appraise?

Appraisal Copilot is built for appraisals. For agents without an appraisal practice, the AI phone assistant and a knowledge base on your own documents are the more logical places to start.

What does it cost?

A Sprint starts at 999 euros: one defined result with a fixed scope. Above that it depends on what needs to be built, and we work with an MVP through to production or an ongoing partnership. After the introduction you know which shape your question falls into.
